Drafty Century Windows and Tired Tub Seals

On an old wood window, caulk sits where the exterior trim meets the siding and where the frame meets the sill. Over decades the house moves and the wood swells and shrinks with the seasons, and brittle old caulk can't keep up. We cut it all out, clean the joint and fill it with an acrylic-latex caulk that takes paint well, which matters on trim that's been painted many times.

With bathtub caulking, a common problem is new caulk laid over old. It looks fine for a few months, then peels, because fresh silicone won't bond to the bead underneath. The fix is to take it all back to a bare joint and start over with 100% silicone once everything is clean and dry. A tub or shower usually comes in at $75 to $150.

Cottages need attention too. A seasonal place that sits closed all winter can have its caulking crack without anyone noticing, and water finds those gaps with the first spring rain.
