Window and Door Joints That Survive Scugog Winters

Exterior caulk by the water gets soaked every fall. Over the winter, water in any hairline crack freezes and widens it, and by spring a joint that looked fine last year has pulled away from the siding. The damage behind it is slow and quiet: soft window sills, rotted trim at the bottom corners of door frames and paint peeling in a neat line along the joint.

We probe the wood behind it, replace short sections of trim if they've gone soft, and let the joint dry before new caulk goes in. Exterior and trim joints get a paintable acrylic-latex so they can be painted to match. We pick a dry day for this, because caulk laid on damp wood won't grip.

Inside, the weak spot at most cottages is the bathroom. A tub or shower that sits unused all winter and then gets heavy use all summer puts the caulk through big swings, and mildew grows fast in a damp, closed-up room.
