Keeping Lake Wind and Water Out of the Joints

Caulking fails sooner on homes near the water, and window caulking on the lake side is usually where you see it first. Corners and trim joints crack and pull away, and wind-driven rain slips in behind the trim. On a seasonal cottage that's closed from fall onward, a gap that opens in November has all winter to let water in before anyone notices. That's why recaulking is a standard part of the cottage openings we do.

Indoors, an unheated or lightly heated cottage puts caulking through big temperature swings. Materials move as the building cools and warms, and a bead that was fine in October can split by spring. Once the plumbing has been tested and the water is back on, it's worth checking the seal around the tub and shower before anyone uses them. Water that gets past failed caulk runs behind the surround, where it can rot the subfloor for a season without showing.

We cut out every bit of the old caulk, clean the joint with mildew remover and let it dry before anything new goes in. Wet areas get 100% silicone, while exterior and paintable joints get acrylic-latex. A tub or shower usually runs $75 to $150, a full bathroom $150 to $250, and there's a $50 minimum.
