Bringing Back Grey Decks in Big Courtice Yards

On an established Courtice lot, the deck may already have been stained several times, and if a solid stain went on last time, it could be peeling in patches by now. A new coat over that only traps the failure underneath. Those decks need the loose finish stripped and the boards sanded back before new stain goes on. It adds time, but it's the way to get a finish that holds.

Newer decks north of Bloor Street tend to be bare pressure-treated wood that has gone grey in a few seasons. New subdivisions rarely have tall trees yet, so those decks sit in full sun most of the day, and UV is what bleaches the wood and breaks stain down fastest. Plain deck sealing won't hold up well there, since a clear sealant keeps out moisture but does little against UV. A semi-transparent stain is usually the right call, with a fresh coat every 2 to 3 years.

Price follows size and condition. For a standard 10x12 deck, the clean-and-stain price is usually $400 to $800. On a large deck with a long railing, the spindles can take nearly as long as the floor boards, so we count them in the estimate.
