Resealing Original Tubs and Windows in Established Homes

A lot of the bathrooms on Courtice's established streets are still the builder's originals, and the joints around the tub, the surround and the vanity top are where water gets in. When bathtub caulking has been painted over or layered two or three times, it looks sealed but isn't bonded to anything. We cut and scrape all of it out, treat the joint for mildew, let it dry and lay a single bead of 100% silicone.

Outside, caulking around windows and doors has a harder life. Sun and freeze-thaw cycles break it down faster than anything indoors, and on houses from that era the joints around original windows and trim are often cracked or pulled away. That's where drafts and water get behind the cladding. Exterior and trim joints get a high-quality acrylic-latex caulk, which takes paint once it cures.

New builds in Courtice need caulking for a different reason. As new framing dries out, small gaps open at baseboards, crown moulding, window casings and around the tub. Most are cosmetic, though a gap at the tub lets water in and should be sealed right away.
