A First Coat for Newcastle's Newer Decks
Builders usually leave a new deck unfinished, and that's fair for the first while, because fresh pressure-treated lumber is wet and needs time to dry before it will take stain. The trouble is that the second step tends to get forgotten. Sun breaks down the surface fibres, the wood turns grey, and fine cracks open along the grain where water can get in and freeze. By then the boards are drinking up every rain.
A first stain on a weathered deck needs more than a rinse. The grey layer and any mildew come off with the wash, the boards dry out completely, and then we sand to knock down the raised grain that washing leaves behind. That gives the stain clean wood to soak into. If a previous owner put something on that's now peeling, we strip it before any deck staining starts, because new stain won't hold on a failing coat.
For Ontario weather we usually suggest a semi-transparent stain. The grain still shows, and it wears away gradually instead of peeling, which makes the next coat simpler. We stain on dry days above 10°C with no rain due for 24 to 48 hours, so in Newcastle that usually means booking somewhere between late spring and early fall.

Sand
Once the deck has dried, we sand it to knock down raised grain and give the stain a smooth, even base.
Apply stain or sealant
One or two coats of deck stain go on, applied carefully so you don't end up with lap marks or patchy spots.
Dry and inspect
The deck needs 24 to 48 hours to cure. If needed, we come back for a final look.

Railings and stairs take longer because so much of the work is by brush, so a deck with plenty of both costs more than a plain platform of the same size. Your estimate will show that.
