Home Maintenance in Uxbridge, ON

Small fixes before big bills.

A rural Uxbridge home usually comes with a longer outdoor to-do list than a house in town, and the seasonal work runs heavier. We find home maintenance in Uxbridge works best on a spring and fall rhythm, though we also come whenever you call, and a visit takes in the house and the property around it. Pedro spent 15 years as a Home Inspector, so he walks the place with a checklist in his head and spots trouble before it turns into a repair bill.

Spring and Fall Upkeep for Rural Properties

Fall is about getting ready for wind and snow. We check weatherstripping on exterior doors, look over the caulking at windows, clear the eaves troughs after the last leaves drop and make sure downspouts carry water away from the foundation. On a property with open exposure, a worn door sweep or a gap at a window frame shows up on the heating bill by January.

Spring is for finding what winter broke: lifted deck boards, a cracked downspout joint, screens torn by the wind, an outbuilding door that won't close. Frost can heave steps and walkway slabs too, and a trip hazard is worth catching early. We go over the outside of the house and the yard, sort what we find into urgent, soon and can wait, and you decide what we tackle on that visit.

Inside, the list tends to be shorter: tightening hardware, testing smoke and CO detectors, changing filters and checking under sinks for slow leaks. We also look at the sump pit, the water heater and the area around the furnace for any sign of a leak. Bigger properties and longer lists usually call for a full day, which runs $400 to $600. Many clients book the same visit each season so nothing slips through.

Pedro handles seasonal upkeep and preventative maintenance. For how he approaches home maintenance in general, see our home maintenance page.

How home maintenance works

  1. Walkthrough

We go through the house inside and out and note what needs attention now, what can wait, and what's fine as it is.

  2. Priority list

You get our findings sorted into urgent, soon and can wait. You decide what gets done now.

  3. Get it done

We work through the list, usually in one visit, sometimes two.

  4. Book the next round

If you want ongoing maintenance, we suggest seasonal check-ins, at least once in spring and once in fall.

Home Maintenance cost in Uxbridge

A half-day maintenance visit (3 to 4 hours) covering a bunch of small jobs usually costs $200 to $350.

A full day, for bigger properties or longer lists, runs $400 to $600.

Regular maintenance almost always costs less than waiting for something to break and paying for an emergency repair.

Every job gets a free written estimate first, so the price is settled before work starts.

Home Maintenance in Uxbridge: FAQ

Do you offer home maintenance in Uxbridge?

Yes. Uxbridge is part of our Durham Region service area, and we work there from our base in Bowmanville. Call or text (289) 928-5689, or request a free estimate online.

Our house sits on an open lot. What should we have checked before winter?

Beyond the weatherstripping and eaves troughs, look at what the snow will sit on and push against. Deck railings, stairs, outbuilding doors and gates should be solid before drifts build up. Outdoor taps should be shut off and drained if they aren't frost-free. Inside, check for drafts around the attic hatch and test the smoke and CO detectors. One fall visit can cover all of it.

Will a maintenance visit cover outdoor jobs like fences and gates?

Yes. Out in the township, property maintenance often means the outdoor jobs make up most of the list. We'll rehang a sagging gate, refasten loose fence boards, adjust a shed door that's dragging and tighten deck railings, alongside the indoor items. If something turns out to be bigger than a maintenance fix, like a run of rotted fence posts, we'll quote it separately so you can decide.
