Open-Field Decks and Frost-Heaved Footings

A deck on an open rural lot gets no break from the weather. Snow drifts against it all winter, the spring melt soaks the ground around its posts, and in summer the boards bake with no shade to help. Freeze-thaw is hard on any Ontario deck, but out here every surface takes the full cycle. Boards cup and split, and fasteners slowly work their way out of the joists.

Footings are the part most people never see. Where frost has lifted a post, the deck goes out of level and the railing starts to rack. We check each post and the ledger connection at the house first, since a solid surface on a moving frame is money wasted. If the frame is sound, deck board replacement usually costs $15 to $30 per board, depending on the material.

New builds are a common request on acreage, and we build them from the footings up in pressure-treated wood or composite. A full rebuild of a 10x12 pressure-treated deck is typically $3,000 to $7,000, with height and site conditions setting the final number.
