Rural Decks and Village Decks Wear Out Differently

On open lots outside Newcastle, sun and wind are hardest on the top of the deck. Boards dry out and split along the grain, screws back out as the wood moves, and railing posts loosen at the bolts. Freeze-thaw makes it worse, since water that gets into those splits expands when it freezes. Deck railing repair is usually where we start, because a post that wobbles is the part that can actually hurt someone.

Low decks behind older village houses have the opposite trouble. Built close to the ground, they often get little airflow underneath, so the joists stay damp and rot along the top edge where the boards sit. From above you won't notice until a board goes soft. We lift a few boards where it's suspect, probe the framing, and replace or sister damaged joists before any new decking goes down.

A lot of deck work here is straightforward: deck board replacement, new stair treads, a railing snugged back up. Boards usually cost $15 to $30 each, depending on the material. When the framing is too far gone, we'll say so and quote a rebuild on proper footings, with the materials listed out so you can compare it with anyone else's estimate.
