Rot on a waterfront deck rarely starts on top. It starts where water sits: on the tops of joists under the boards, at the ledger where the deck meets the cottage, and at the base of the posts. Those spots can stay soft for years while the surface still looks fine. We get underneath, probe the framing, and check joist hangers and screws for rust, which weakens a connection long before it shows from above.

Freeze-thaw adds to it. A cottage deck that's closed up under snow all winter goes through every thaw with nobody around to clear it, and by spring you can find popped nails and stairs that have shifted. Boards usually cost $15 to $30 each to replace, based on the material, and new railing costs $20 to $50 a linear foot.
