Opening, Closing and Checking on Coboconk Cottages

At opening, the job is to find out how the place came through the winter. We walk the exterior looking for storm damage, loose shingles at the eaves and branches that came down near the roof or deck. Inside, we look for water stains and signs of a leak. Screens go back in, sticking doors get adjusted, and any deck boards that lifted get fastened down. Anything that can't be fixed on the spot goes on a written list with a price.

Fall closing is the reverse. The eaves get cleaned out once the trees are bare, exterior caulk gets checked before the cold, and anything loose outside gets secured or put away so winter storms can't throw it around. Shutters or storm panels, if your cottage has them, can go up on the same visit. We note what needs attention next spring and send you the list, so opening day holds no surprises.

Between those visits, a property check can be folded into any maintenance call. That's handy after a big storm, when you're back in the GTA wondering how the cottage made out. We'll talk through scheduling and logistics with you upfront. Visits are priced by time: $200 to $350 for a half day, or $400 to $600 for a full day on a bigger property or a longer list.
