Building Out Yards and Basements in Cobourg

A newer lot north along Division Street can be a blank slate. A shed for the mower and bikes, a fence along the back line and a pergola over the patio are the usual starting points. We set each one on proper footings or a level, well-drained base so it doesn't heave and rack after a couple of winters. For shed building, a basic shed usually runs $2,000 to $5,000. Pergolas and covered patio structures run $3,000 to $8,000.

Inside, those same houses often have a basement nobody has framed yet. Framing and finishing a room down there typically starts around $4,000. If a project needs a building permit, we tell you at the start and can coordinate with the municipality. That's much easier to sort out before the lumber arrives than halfway through the job.

Work on Cobourg's heritage houses near King Street takes a different approach. Walls are usually plaster over lath and the framing may be balloon-style, so a new opening or built-in has to be planned around how the house was actually put together. Pedro's Home Inspector background means he knows what's likely behind a wall before he opens it. Built-in shelving, a framed closet or a new partition can then sit comfortably next to the original trim.

Pedro handles sheds, fences, structures and installations. For how he approaches construction & installation in general, see our construction & installation page.
