Keeping Up with the Yearly Waterfront Restain

Why so often? A lakeside deck often sits in full sun all afternoon, then stays damp most mornings in spring and fall. Sunlight breaks down the stain's pigment while moisture works at the wood underneath. A deck tucked into a sheltered back yard might go two or three years between coats of semi-transparent stain. Out by the water, the boards can start soaking up rain again after one summer.

That makes the cleaning step matter in any deck refinishing job. Each visit, we wash off the mildew, pollen and dirt that have built up, let the wood dry out fully, and sand any boards where the grain has raised. If the previous coat is peeling rather than simply faded, it comes off before anything new goes on. With that done, the new coat goes on evenly and soaks in, instead of sitting on a dirty surface and flaking by August.

A wash on its own starts at $150. Add sanding and stain on a standard 10x12 deck and it's usually $400 to $800. Condition and stain type set the final figure. If you're only up part of the year, late spring and late summer both work, as long as the forecast gives us dry days on either side. It's easy to add the patio or siding to the same visit, since the washer is already set up.
