7 Signs Your Deck Needs Repair or Replacement

Decks deteriorate gradually — which means problems often go unnoticed until they're serious. Ontario's freeze-thaw cycles, UV exposure, and wet springs are particularly hard on wood decks.

Here are 7 warning signs that your deck needs professional attention.

1. Soft or Spongy Boards Underfoot

Walk the deck slowly and press down on boards. If any feel soft, springy, or give more than solid wood should, that's rot. Rotted boards are a structural and safety concern — they can fail under weight without warning.

2. Visible Rot at Post Bases

Deck posts sitting on or near grade are the most vulnerable. Probe the base of each post with a screwdriver — if it penetrates easily, the wood is rotted. A structurally compromised post can cause the entire deck to lean or collapse.

3. Ledger Board Issues

The ledger board connects your deck to your house. If it's pulling away, showing rot, or has inadequate flashing letting water behind it, you have both a structural and moisture intrusion problem. This needs immediate attention.

4. Loose or Missing Fasteners

Nails and screws work themselves loose over years of expansion and contraction. Loose deck boards or railings are an injury hazard. Look for boards that rock, fasteners that've popped up, and railings that wobble.

5. Cracked, Splitting, or Checked Wood

Surface checks (small cracks along the grain) are normal aging in wood decks and mostly cosmetic. Deep splits, through-cracks, or boards cracking across the grain indicate structural weakness. The difference matters.

6. Grey, Dry, or Peeling Finish

When stain or sealer fails, wood loses its moisture protection. Greying is the first stage; checking and splitting follow. An unprotected deck in Ontario's climate deteriorates 3–4x faster than a properly sealed one.

7. The Deck Shifts or Bounces

A well-built deck shouldn't noticeably flex or shift as you walk across it. Movement indicates loose connections, heaved footings, or compromised structural members. This warrants a full inspection.
