Ontario homes take a beating. We go from -25°C winters to humid summers, with wet springs and dry falls. Each season creates specific vulnerabilities, and catching problems early is always cheaper than fixing them after they've escalated.

This checklist covers the key maintenance tasks for each season, tailored to Ontario's climate.

Spring (March–May)

After winter, your home's exterior takes priority:

  • Inspect roof for missing, cracked, or lifted shingles after winter
  • Check and clean eavestroughs and downspouts — remove debris, test drainage
  • Examine foundation for new cracks after freeze-thaw cycles
  • Test sump pump before spring thaw by pouring water into the pit
  • Check exterior caulking around windows, doors, and penetrations
  • Inspect deck for heaved boards, split wood, or rusted fasteners
  • Service air conditioning before the first hot spell
  • Clean dryer vent — a full year of buildup is a fire hazard

Summer (June–August)

Summer is for exterior work and prevention:

  • Touch up exterior caulking and paint where moisture can get behind
  • Check fence posts for heaving or rot at grade
  • Inspect deck stain/seal — reapply every 2–3 years in Ontario's climate
  • Trim trees and shrubs away from the house and power lines

Fall (September–November)

  • Check attic insulation and ventilation — prevent ice dams from inside
  • Seal gaps around pipes, utility penetrations, and foundation cracks
  • Test smoke and carbon monoxide detectors — replace batteries
  • Service furnace and replace filter — book an HVAC inspection
  • Caulk any gaps in window and door frames before heating season
  • Disconnect and store garden hoses

Winter (December–February)

Winter is less about outdoor work and more about indoor monitoring:

  • Monitor for ice dams on roof edges after heavy snowfall
  • Keep roof drainage paths clear of ice buildup where possible
  • Check basement walls and floor for moisture during thaws
  • Replace furnace filter every 3 months (or more with pets)
  • Test GFCIs in bathrooms, kitchen, and garage monthly
  • Keep cabinet doors open under sinks on exterior walls during extreme cold
